Common Questions

We understand you may have several questions when considering building a new home in Quailridge or enhancing your existing home.  Please keep in mind, as stated in the covenants, that all plans for exterior changes require review and approval of the HOA prior to beginning the project.  A small dedicated committee of anonymous members was created to ensure each request is reviewed in a timely manner and all approvals are consistent.  The HOA Architecture Committee is not intended to be another requirement or delay, but rather to ensure all construction is consistent with the neighborhood and adds value to the Quailridge Community.  Below are common questions new and existing homeowners have had in the past and may answer your questions.  If your answer is not found below, you may also contact the management company at info@amihome.net.

When Do I Need Approval From the HOA?

All new home construction plans must be approved prior to breaking ground.  This is to ensure structural aspects, such as the roof pitch, are consistent.  The CC&Rs provide detailed requirements, but any structure or change to the property which is external and visible must have approval from the HOA.

Why are There so Many Discrepancies to the CC&Rs Around the Neighborhood?

The management of the HOA rotates each year.  In previous years, some restrictions were relaxed to encourage the population of Quailridge to grow more quickly.  There were also very few running the management so authorizations and approvals were not always timely or consistent.  In January of 2014, a new board was established and dedicated groups, such as the Architecture Committee, were formed to streamline approvals, ensure consistent vetting, and avoid future grievances.  It was determined that those houses already constructed with grievances would be grandfathered in and all new construction and improvements would be tightly vetted against the CC&Rs.

Are Fences Allowed?

No fences were originally allowed within Quailridge. Over the years, however, some homeowners with small children living by the canal were approved to erect small fences with spaced slats. The HOA now approves fences for the division on the North side of 21st street only.  The fences must be no higher than 4' (four feet), must have 2" (two-inch) spacing between each slat, and cannot be white.

What Happens If I Don't Get Approval Prior to Starting a Construction Project?

Depending on the infraction, the HOA can force the removal or improvement of the structure and bill the homeowner for expenses.  This is an extreme case and avoidable.  The goal of the HOA is to work with homeowners and support the continued improvement and charm of the community.
